About Benchmarking

In December 2009 New York City passed Local Law 84 which requires property owners to “benchmark” utility usage by submitting annual reports through the United States Environmental Protection Agency’s (EPA’s) online Portfolio Manager. Property owners are required to track electricity, natural gas, fuel oil and steam usage and submit their data by the deadline of May 1 each year, starting May 1, 2011. Local Law 84 applies to any building larger than 50,000 SF or any two buildings on a single lot totaling more than 100,000 SF, as well as any two or more residential buildings held in condominium ownership by the same owner and whose gross area exceed 100,000 SF.
