Green roofs add a natural and effective layer of insulation to conventional roofs, minimizing indoor temperature fluctuations due to heat gain/heat loss to the exterior and reducing HVAC system energy consumption. Green roofs improve air quality and help reduce the Urban Heat Island Effect, a condition in which city and suburban developments absorb and trap heat by reducing the heat absorption of roof surfaces. Additionally green roofs reduce storm water run-off, absorbing and filtering storm water and potentially lessening the need for complex and expensive drainage systems. As a result, installing a green roof can be a cost efficient strategy for buildings seeking Leadership in Energy and Environmental Design (LEED) Certification, by qualifying for multiple credits in the Sustainable Sites (SS), Water Efficiency (WE), and Energy and Atmosphere categories.
While green roof systems require a greater initial investment than conventional roofing, they yield cost savings over time in the form of energy use reduction and rooftop longevity. In addition, beginning January 1, 2009 New York City building owners who install green roofs on at least 50 percent of available rooftop space will be able to apply for a one-year property tax credit of up to $100,000.
